Why October Is A Good Month To Sell Your Home In Niceville
October is one of my favorite months of the year, the weather is cooler, there are less people at the beach and you no longer have to wait for a table at area restaurants. October is also one of the best times of the year to sell a home. Most people don't realize that this time of the year represents the lowest market inventory in our area. So folks coming to the area that need to buy a home have less to choose from. This is great for sellers, less homes on the market equals less competition.
If you’ve ever thought about putting your home on the market in Niceville, now is the time to do it. Are you worried that you might not find another home to buy? No problem, you can sell your home contingent on finding another home, most buyers will wait for you. There are a lot of first time buyers looking at entry level homes to move into so this would be a good time to move up to a bigger home.
Buying at the beach? This is an absolute perfect time to shop for your vacation home. Properties are often vacant making them easier to see. Sellers are a little more motivated coming into the winter months which could offer a great opportunity for buyers to get a good deal.
Interest rates are still low and not expected to rise until maybe December. If you wait to buy when everybody else under the sun is buying, you’ll have a lot more competition. Warren Buffet said that you should buy when nobody else is buying and sell when nobody else is selling. Our Niceville housing market is a perfect example of that wisdom.
Why wait until the spring market. If you want to sell a home, you home should be on the market now.
