How Long Does it Take to Sell a House?
When I list a home for sale one of the first questions I need to know is how soon the folks need to move. From there we can determine a pricing strategy that will work with their situation.
There are three factors that influence how quickly the home will sell.
Condition - Homes that are neat and clean and in good condition will sell quicker than one that is cluttered and in need of repair. A little preparation goes a long way when selling your home so go through your home carefully and fix or replace items that a buyer is likely to notice.
Location - A home in a good neighborhood with good schools will always be in high demand. Homes next to commercial property or on the wrong side of the tracks so to speak make take much longer to sell or they may ultimately sell at a much lower price than a similar home elsewhere.
Price - It should come as no surprise that a home listed over market value will take longer to sell than one that is priced at market value. Buyers have many resources available to them to see what neighboring properties have sold for. Price yours in line with the market for a quick sale.
